Not a different-looking house

Hybrid means the structure and the factory — not the picture.

ICF exterior walls on both floors + conventional/lightweight engineered floor system + engineered wood roof + factory-prefabricated MEP and interior components. The picture looks like a neighborhood house because the finishes are conventional. The wall, the factory, and the cost formula are not.

2 stories + small footprint + ICF exterior walls + engineered floor cassette + simple engineered roof + standardized components. Not “shingles = cheap.” The roof covering is architectural shingles because, for this factory, a simple engineered wood roof cassette is the lowest-cost complete roof when stacked on the two-story hybrid. ICF’s premium is primarily the wall system; the roof is generally outside that premium.

Looks like a $1M neighborhood. Manufactured as one industrial product.

We are not trying to build the cheapest-looking house. We are trying to build the cheapest house to manufacture that still looks expensive. Finish packages do the looking. The skeleton does the repeating.

Load path: shingles → deck → trusses → straps → ICF concrete core → foundation. We did not pick shingles because they are inherently cheaper than every other roof. We picked a simple engineered wood roof because, stacked on this two-story hybrid, it is the lowest-cost complete roof the factory can repeat.

Five major manufactured systems

ICF exterior shell
Both stories. Reinforced concrete core, EPS stays in place as insulation and a finish nailing surface. This is where ICF’s money and performance live.

Factory floor cassette
Second floor is not ICF. Engineered joists/trusses, subfloor, fire/draft blocking — built on a table, labeled, shipped, set.

Factory roof cassette / truss package
Engineered wood + OSB deck + underlayment + architectural shingles. Built on fixtures. Hurricane straps into the concrete core. No dormers, no valleys, no standing-seam as standard, no concrete lid.

Factory MEP packages
Electrical harnesses, plumbing manifolds, HVAC ducts. Buy the equipment. Manufacture the assemblies. Central wet core so the plumbing is a product, not a scavenger hunt.

Interior finish modules
Cabinets, bathroom packages, doors, trim, paint, flooring. Same boxes. Different doors, counters, fixtures as packages.

Nineteen systems, nothing held back

Not reinvented. Compacted subgrade, base, vapor control, reinforced slab/footing, anchors. Soil decides the exact design. We standardize the interface between the lot and the factory house. Prepared on the customer’s property.

Digital factory — no AI theater
BIM → BOM → cut list → production → QC → shipping. CNC saw, CNC router, CNC rebar bender, welders, jigs, fixtures, barcodes, tablets, ERP, inventory, QC checklists, standardized workstations. If the software already has automation or AI features, we use them. We do not buy robots to say we are an AI manufacturer.
